China Sales Prices of Residential Buildings in 70 Medium and Large-sized Cities in June 2016

residential propertiesNational Bureau of Statistics of China. 2016-07-18 16:21. 1.The Sales Prices of Newly Constructed Commercial Residential Buildings (excluding affordable housing) (See Table II). Comparing with the previous month, among 70 medium and large-sized cities, the sales prices of newly constructed commercial residential buildings declined in 10 cities, that of 55 cities increased, and that of 5 cities remained at the same level. For the price changes month-on-month, the highest increase was 4.9 percent, and the lowest was down by 0.5 percent.

Comparing with the same month of last year, the sales prices of newly constructed commercial residential buildings decreased in 12 cities, that of 57 cities increased, and that of 1 city remained at the same level. For the price changes year-on-year, the highest increase was 47.4 percent, and the lowest was down by 3.5 percent.

2. Sales Prices of Second-Hand Residential Buildings

Comparing with the previous month, the sales prices of second-hand residential buildings decreased in 14 cities, that of 48 cities increased, and that of 8 cities remained at the same level. For the price changes month-on-month, the highest increase was 4.3 percent, and the lowest was down by 0.5 percent.

Comparing with the same month of last year, the sales prices of second-hand residential buildings decreased in 16 cities, that of 52 cities increased, and that of 2 cities remained at the same level. For the price changes year-on-year, the highest increase was 39.7 percent, the lowest was down by 5.9 percent.

  1. Since January 2011, NBS started to implement “Survey Program on Sales Prices of Residential Buildings”.
  1. Survey Coverage: The survey was conducted in the municipal districts of 70 medium and large-sized cities, excluding the countries.
  1. Survey Methods: The data of sales price, floor space and amount of money directly came from the network transaction records data of local real estate management departments. The survey of sales prices of second-hand residential buildings was non-overall survey, integrating key-point investigation with typical investigation, combing the methods of real estate brokerage agency reporting, real estate management departments providing, as well as investigator obtaining prices on the spot, to collect the basic data.
  1. The newly constructed residential buildings includes affordable housing, the newly constructed commercial residential buildings excludes affordable housing.
  1. The calculation of the price indices can be seen in the “Survey Program of the Sales Prices of Residential Buildings”, on the website of the National Bureau of Statistics of China.
